Olive Tree Strip Mall is located off of El Camino Real in Mountain View,Ca. After many years of putting off painting, it was time to to give the buildings a new look. The building had many urgent issues to correct. For example, many of the structures like doors, light posts, signs were beginning to show signs of rust and paint peeling. These items if left untreated would lead to replacement and more expensive repairs down the road. Also the metal roof was discolored due to a previous repair which left it looking like it was half finished.
The initial scope of work was to prepare all surfaces with a power wash and TSP treatment to rid the stucco of all its dirt, dust, mildew and grime. Then the next step was to patch all holes, fill in all cracks with an elastomeric sealant and finally a full primer coat on the whole building. All rusty areas were pre-primed with a red oxide primer to prevent rust bleed through. For the stucco, the owner chose a high end Elastomeric Paint from Kelly Moore. The paint helps prevent minor stress cracks by stretching with the paint. All metal surfaces were painted with an Industrial DTM (Direct to Metal) coating which helps increase paint durability when metal gets hot in the day time.
With the color scheme, we decided to match the colors with the complex’s theme of Olive Tree. We used a Kelly Moore – LaMarina for the main trim color/Green Thumb for the dark green accents/Cargo for the main stucco color and Spanish Sand for the roof color.
The property now looks modernized and is well-protected from the elements. Great job team.
